Our application process is very efficient, normally only taking a few days. This can sometimes be delayed depending on the number of applications received for the property. We do not charge any fees for applications.
We do not take security deposits, however you do require two months rent in advance. This covers your first and last months rent. You may be required to pay a holding deposit to secure the property before your contract begins. This would then be transferred to cover a proportion of your rent in advance.
It is necessary for all tenants to have a guarantor. The guarantor must be a home owner and be resident in Northern Ireland.
UR Property do accept DHSS payments on a number of properties but you do need to enquire for specific details.
We do not accept any pets in any property.
You must set up a direct debit to pay your rent into our account on a agreed date each month. Details of this will be provided to you at the point of the signing of contracts.
Here at UR Property we believe that our tenants deserve stability, therefore we offer long-term contracts. Our minimum contract is for 12 months and our maximum is 4 years with the option to renew at the end of this term.
If you wish to move out of your property, you must wait until your contract has expired or is due to end. At this point you must provide us with 4 weeks notice, we must receive this in writing.
Your contract is legally binding and can not be cancelled at any point. If you wish to move out of the property prior to the expiry date, you must pay in full the total amount due, up to the expiry date of the contract.
A tenancy agreement is a legal document that sets out the rules with which the tenant and landlord agree to comply.
